Arundel Heating and Cooling Membership Plan Service Agreement
Arundel’s service agreement gives you the peace of mind that your heating and cooling systems are working at their optimum level of performance.
Having regular maintenance check ups on your system will ensure that your heating and cooling systems will run efficiently saving you money on your energy bills. Regular maintenance will also extend the life of your units.
During these inspections, proper operation of the equipment is checked and verified. Below is an example of all the services performed on your heating and air conditioning units during your annual inspection:
- Inspecting filters – cleaning and/or replacing if necessary
- Checking operating temperatures.
- Checking amperage draw
- Checking for refrigerant leaks
- Cleaning and calibrating controls
- Oiling and greasing motors
- Checking indoor and outdoor coils
- Cleaning condensate drain lines
Silver Plan
Our Silver Plan offers one seasonal tune-up for the year, for maximum efficiency. The plan provides you with priority service, 10% off repairs, $75 service call fee during business hours; $99 overtime fee for evenings or weekends, and $50 per consecutive year in Loyalty Credits. Furnace Maintenance
- Test carbon monoxide levels.
- Clean and adjust burners and inspect heat exchanger.
- Check thermostat operation
- Lubricate all motors, bearings, fans and circulator pumps.
- Clean pilot assembly.
- Install standard one-inch filters.
- Test and adjust operation of safety and operating controls.
- Inspect flue pipe and gas valve.
- Check blower motor (and belt if applicable).
- Test and tighten all wiring and connections.
- Turn exposed dampers to heating position if marked (no balancing).
- Inform customer of equipment condition. Recommend necessary repairs
Master Cooling Tune-Up
- Lubricate all moving parts, such as blower motor and condenser fan.
- Check suction line temperature and pressure.
- Evaluate condition of air filters. Clean or replace with standard one-inch filters.
- Test temperature drop between return and supply air.
- Flush condensate drain to protect against overflow.
- Clean outdoor condenser coil.
- Check blower motor (and belt if applicable).
- Adjust blower speed
- Safety test all controls for proper operation.
- Meter voltage and amperage in all motors. Test for worn bearings.
- Test operation and condition of compressor contacts.
- Inspect start and run capacitors and relays for bulges, rust and leaks.
- Tighten and safety test all wires and connections.
- Clean and adjust thermostat/mercury bulb.
- Inform customer of equipment condition. Recommend necessary repairs.
Hot Water Boiler
- Test carbon monoxide levels.
- Check thermostat operation.
- Check electrical connections.
- Lubricate pump bearings and motors.
- Clean combustion chamber.
- Check pilot assembly.
- Check zone valves.
- Check all safeties
- Check flue pipe and draft.
- Check expansion tank.
- Check aquastat/relay
- Check water regulator.
Steam Water Boiler
- Test carbon monoxide levels.
- Check thermostat operation.
- Check electrical connections.
- Clean combustion chamber.
- Check pilot assembly.

Gold Plan
Our Gold Plan offers one seasonal tune-up per for the year, for maximum efficiency. The plan provides you with priority service, no diagnostic fees (including evenings and weekends), same day service for emergencies (no heat/no cooling) received before 5pm, 50% off all repairs, and $50 per consecutive year in Loyalty Credits.

- *Lifetime warranty will remain valid as long as the plan is in good standing. Ballasts and lamps are not covered.
Important Agreement Information
Eligibility: An owner of a residential home may be eligible. For the Bronze plan, your system must be gas or, if fueled by oil, must have been installed by us. For the Gold plan, your system must be 10 years old or newer. Loyalty credits may be applied towards the purchase of new equipment, installed by us. A maximum number of loyalty credits may be used towards certain equipment, as specified in the full Terms and Conditions. Covered Work: Depending on the plan you choose as specified on the Customer Enrollment Form, 1 maintenance inspection for your heating system and heat pump/cooling system, (HVAC Systems) or generator (Generator plan). HVAC Systems plan also provides, as elected by you, coverage for 1 or more of the following: humidifier, electronic air cleaner, media air cleaner, and water heater drain down (Add-Ons). Your Systems or Add-Ons, as applicable, must be performing their fundamental operations in normal service for all points of the tune-up to be provided. Bronze Plan: HVAC Systems and Add-On inspections only. The following three HVAC System plans provide HVAC Systems and Add-On inspections plus HVAC systems and Add-Ons additional benefits: Bronze Plus Plan: No service call fee during regular business hours; $75 overtime fee for evenings or weekends; 50% discount on repairs (except for parts covered by a manufacturer’s warranty); $50 loyalty credit per consecutive Term, up to $500. Silver Plan: Priority service; $75 service call fee during regular business hours; $99 overtime fee for evenings or weekends; 10% discount on repairs; $50 loyalty credit per consecutive Term. Gold Plan: Same day service for emergency no heat/cool calls received before 5 PM; priority service; no service call fee for repairs, including evenings, overtime and weekends; 50% discount on repairs; $50 loyalty credit per consecutive Term. Generator Plan: No diagnostic fee and $75/hour labor fee for generator repairs (with no Add-On coverage). Not Covered: Damages, losses, or expenses due to negligence or otherwise, caused by you or any other entity; excluded damages, for example damages necessary to access the repair area; assessing, remediating or abating biological growth(s); discounts for refrigerant; any work that is not expressly stated to be covered in the Terms and Conditions; use of cleaning chemicals (available at an additional charge for HVAC inspections). Disputes resolved by arbitration, without class action or jury trial, unless otherwise stated in your full Terms and Service. Making a Service Call: Your plan starts the day your enrollment is processed and continues for 12 months, and you may make a service call immediately. Cancellation: Cancel any time by calling 410-789-8300. If you cancel within 30 days of your start date, you will get a full refund (less the cost of tune-ups or discounts). Cancellations after the first 30 days will result in a pro-rata refund (less the cost of tune-ups or discounts). Renewal: The plan is annual.
